Al Mishraq Phase 1A marks the inaugural stage of Misk City, a visionary urban development focused on creating a vibrant, human-centric environment. The phase includes diverse assets such as the Culinary Arts Institute, Wadi Residences, office buildings, boulevard residences and a cinema, requiring meticulous design validation before execution.

The opportunity

The challenge was to confirm that all issued construction documentation was complete, accurate and aligned with regulatory and project-specific requirements. This review aimed to minimise design-related risks, ensure compliance and identify gaps across architectural, structural and MEP disciplines.

What we did

Zutari undertook a comprehensive architectural review of design materials submitted by Atkins Realis as of July 31, 2025. Key activities included:

  • Verification of the Basis of Design document

  • Compliance checks against Saudi Building Code (2018), International Building Codes and Misk’s internal guidelines

  • Detailed assessment of general arrangement drawings, sections, elevations and technical specifications for constructability and maintenance

  • Hazard mitigation analysis

  • Multidisciplinary coordination through federated Navisworks models

  • Contribution to a Gap Analysis report to ensure seamless integration across disciplines


Al Mishraq Phase 1A combines cultural vibrancy with technical precision, setting a benchmark for urban development in Riyadh.

The outcome
