Al Mishraq Phase 1A marks the inaugural stage of Misk City, a visionary urban development focused on creating a vibrant, human-centric environment. The phase includes diverse assets such as the Culinary Arts Institute, Wadi Residences, office buildings, boulevard residences and a cinema, requiring meticulous design validation before execution.
The opportunity
The challenge was to confirm that all issued construction documentation was complete, accurate and aligned with regulatory and project-specific requirements. This review aimed to minimise design-related risks, ensure compliance and identify gaps across architectural, structural and MEP disciplines.
What we did
Zutari undertook a comprehensive architectural review of design materials submitted by Atkins Realis as of July 31, 2025. Key activities included:
Verification of the Basis of Design document
Compliance checks against Saudi Building Code (2018), International Building Codes and Misk’s internal guidelines
Detailed assessment of general arrangement drawings, sections, elevations and technical specifications for constructability and maintenance
Hazard mitigation analysis
Multidisciplinary coordination through federated Navisworks models
Contribution to a Gap Analysis report to ensure seamless integration across disciplines
