Doha Oasis is a major mixed use residential, retail, hotel and indoor leisure development in central Doha. The project is organised around a large indoor leisure park housed beneath a 22 metre high enclosure that spans approximately 26,000 m². Zutari was appointed to provide comprehensive lead consultancy for the complex leisure park and the wider development, which includes over 80,000 m² of mixed use luxury space.

The opportunity

The residential component consists of nine 14 storey buildings containing a total of 245 luxury apartments. The 7 star hotel is a distinctive glass tower designed to accommodate 130 guests and includes six restaurants, a sky restaurant, a business centre and an indoor pool. A large operable glass ceiling features at the roof level.

To support the delivery of a development of this complexity, the project required integrated technical leadership that could guide the design, coordinate multidisciplinary inputs and align all stakeholders throughout the design and delivery process. The indoor theme park, which houses the world’s tallest indoor roller coaster, presented additional design and coordination challenges due to its structural, mechanical and spatial requirements.

What we did

A lead technical team from Zutari resided within Gensler’s Los Angeles office for the duration of the design phase to ensure close collaboration. This enabled seamless communication, efficient coordination and alignment between international and Gulf based teams. Design packages were frequently validated against construction budgets, allowing the work to be accurately prepared for market issuance.

Zutari appointed Gensler LA as the international architect of record, while Zutari delivered the full suite of engineering services, including:

  • Advisory support for construction phasing and delivery

The outcome

Zutari’s multidisciplinary leadership ensured that the architectural vision was successfully translated into a coordinated and buildable design. Close collaboration with Gensler LA enabled the team to resolve complex structural and services challenges, particularly those associated with the indoor theme park and its large span enclosure.

The Doha Oasis project showcases the value of deep technical coordination, strong international collaboration and innovative engineering solutions in delivering a landmark mixed use destination in Qatar.
