A world-class entertainment precinct for Tshwane

The project involved the design and construction of Time Square casino, arena and hotel at Menlyn Maine in Tshwane. The design of the R4.6-billion development, which is part of the new Menlyn Maine Precinct, started in July 2014, and construction in May 2015. The casino formed a major part of the first phase of the project and opened in April 2017, followed by the acclaimed Sun Arena in November 2017, and the Maslow Time Square Hotel in April 2018.

The new arena can accommodate 8 000 seated in a theatre configuration and a maximum of 10 000 people standing, while the new casino offers world-class facilities across two gaming floors, housing 2 000 slot machines and 60 tables. The 17-storey, 252-key Maslow Time Square Hotel offers three- to five-star rooms, as well as an 800-seat conference centre.

Zutari provided the heating, ventilation and air conditioning (HVAC) solutions, wet services (except for the hotel building, which were provided by Green Planet Engineering Services (GPES)), and fire services, while WSP provided civil and structural engineering services, and CKR provided electrical and electronic engineering, during the design of the three major world-class buildings. The buildings had to be energy-efficient and built according to a tight deadline and strict budget. The team also had to construct an energy centre as part of the first phase of the construction programme. Green Star guidelines were followed without the team pursuing an actual rating as there isn’t a rating tool for casinos. “Tackling three major projects and delivering on tight deadlines according to stringent standards required collaboration, efficiency and professionalism,” says Jaco Blignaut, Zutari Technical Director.

The main challenges the team encountered were collaborating with such a large number of people, managing the extremely tight construction programme, and designing sustainable, ergonomic and economic HVAC systems across all three buildings. The project team engaged daily and used a document control platform that enabled the sharing of live Revit models, which accelerated the project phases.

Some of the energy-efficient, sustainable features of the air-cooled system Zutari designed include low friction ducting and piping, installing inverter direct expansion (DX) units in electrical plant rooms, providing ice storage for the arena front and back of house areas to accommodate irregular and high peak load demand, and state-of-the-art air handling units (AHUs) that have an economy cycle with CO2 sensors and variable frequency drives to save on fan energy.
