Like many public sporting facilities, Newlands Cricket Ground faced challenges with economic sustainability due to limited usage, typically no more than 20 days per year. In response, an innovative partnership between Zutari, WPCA and Sanlam set out to transform the stadium into a vibrant, multi-use precinct through the development of 50,000 m² of new infrastructure.

The opportunity

The project aimed to diversify the stadium’s function and uplift the surrounding community. The vision was to create a space that could generate consistent income, support youth development programmes, and improve the urban environment. The challenge lay in delivering complex construction within a constrained site, without disrupting existing infrastructure such as roads, stadium lighting and railways.

What we did

Zutari provided a full suite of engineering services, including:

  • Civil and structural engineering

  • Electrical, mechanical and fire engineering

  • Traffic engineering


The development includes:

  • Multiple parkade levels

  • Office and educational spaces

  • A Sports Performance Lab

  • A museum

  • A conference centre

  • A new entrance block


All facilities were designed with built-in flexibility to adapt to future needs. Zutari also used advanced digital modelling and visualisation tools to help the client understand design options and participate in technical decisions. These tools were critical for communicating construction details and managing complex interfaces.

The outcome

The new green-star certified development delivers resilient, adaptable infrastructure that responds to the changing needs of the community. It improves public and pedestrian access, introduces sustainable urban drainage systems to treat stormwater, and includes a museum that honours cricket heroes previously unrecognised during the apartheid era.

The project also supports WPCA’s long-term vision of funding youth cricket development and unlocking further growth in the neighbourhood.
